Colo-X analysis

After quite a long and chequered history this site has now been acquired by Colt, together with land to the west, to provide a two building 50MW data centre campus, the first phase of which we expect to open towards the end of 2023.

Colt, like many London data centre operators, are now focussed on selling very large scale data centre to solutions to the largest buyers, especially the three hyperscale providers of Mircosoft, Amazon and Google and given the sheet scale of the plans for this site we suspect this is what Colt will be aiming for here.


Colt DCS London 4 Hayes facility description

The original data centre on this site was built by Digiplex in 2000 and then acquired by Deutsche Bank in 2001 from the receivers after Digiplex, along with many other data centres operators, floundered in the dot-com crash. It was built to the standards and security demands you’d expect from a large financial institution. When it was acquired by Sentrum they could not apply their usual leasehold model as it was not possible to offer each tenant their own dedicated set of plant. Hence, a switch was made to a more retail or colocation focus.

Following the 2012 takeover of Sentrum by Digital Realty Trust, this site remained with the balance of businesses owned by the original Sentrum founders. It was marketed under the Optimum Data Centres Brand before supposedly being acquired by Trinity Data Centres prior to the site’s acquisition by Colt.

Connectivity was available from BT, Colt, C+W, Geo, Level 3, Verizon, Virgin and Vtesse.

Colt have now acquired additional land to the west of the Optimum Data Centre, the Tudor Works and the Veetec Motor Works sites and are planning demolish all the existing buildings to deliver two new data centre buildings. The site will be known as Colt London 4 and aiming to offer 50MW of IT power. Full details can be found on the Hillingdon Council Planning website. The first building is expected to open end of 2023 and the second by the end of 2025.
